The practice undertakes commissions on behalf of tenants advising on both direct and indirect repair liabilities. For example the tenant of a multi occupied building may have only moderate exposure to repairs, namely minor items such as decoration and carpet replacement. However, if primary building elements require major repairs, for example a structural frame, the costs are frequently recoverable by the landlord under service charge provisions. In such instances, it is important that buildings are considered in their entirety and not only individual demises.
Morgan Maire are fully conversant with all currently known deleterious materials and their use for construction purposes in the past. This is important when undertaking building surveys and defect analysis.
Typically clients will commission more comprehensive building survey reports dealing with such issues as suitability for user requirements, building life cycle costs, fit out costs and perhaps most importantly, dilapidation exposure either during the lease term or upon termination.
Morgan Maire are frequently commissioned to provide advice upon particular building problems. This service frequently requires further investigation, whereby parts of the building are opened up or laboratory analysis is required, typically for concrete or asbestos elements. We are happy to advise on extent of necessary investigation works and potential repair costs of any defects found, if required.
